Home Prices: Frisco Costs Less, Prosper Buys More House

In September 2026 the median Frisco home sold for $649,691, about $190,000 less than the Prosper median of $840,125. Both cities are down from a year ago, Frisco by 5.4% and Prosper by 2.3%.

The gap is mostly about the homes themselves. Prosper is newer and built around larger houses: the average active listing in Prosper in October 2026 had about 3,667 square feet and 4 bedrooms, with an average asking price near $981,525 (HAR). Frisco has a much wider range, from townhomes and starter homes in the $400,000s to estates in Starwood, Newman Village, and Fields.

  • Frisco buyers get more choices at every price, especially between $400,000 and $700,000, where most Frisco sales land.

  • Prosper buyers get more square footage and newer construction, but the entry price is higher and most homes sell above $700,000.

  • Negotiating room. Prosper homes sat a median of 101 days in September, 38 days longer than Frisco. Longer market times usually mean more room on price, repairs, and closing cost credits.

Property Taxes: The Cost Most Buyers Miss

Taxes are where Frisco pulls ahead every month. Frisco has kept its city rate flat for nine straight years and raised its homestead exemption to 20%, the state maximum. Prosper ISD carries a higher school rate because the district is still building schools for its growth.

WHAT THE TAX GAP MEANS
At the September medians, a Prosper owner pays roughly $5,400 more in property tax each year, about $450 more a month in escrow, before exemptions. That difference alone can cover a lot of HOA dues or a larger rate buydown.

Schools: Two A Rated Districts, Very Different Sizes

Both cities are served mainly by A rated districts, so the choice is less about quality and more about size and feel.

Checklist Before You Choose Between Frisco and Prosper

  1. Get preapproved first, so you know which price bands are realistic in each city.

  2. Confirm the school district for each address you like. City names and school districts do not always match.

  3. Pull the tax bill for each home and look for PID, MUD, or special assessment lines.

  4. Compare HOA dues and what they include, such as pools, lagoons, trails, or front yard maintenance.

  5. Drive your commute at rush hour from each neighborhood, not just on a weekend tour.

  6. Check recent sales on the same street, not just the city median, before you write an offer.

  7. Ask about builder incentives on new homes in both cities. Longer market times in Prosper can mean bigger credits.
