From Preston Hollow and the Park Cities to Southlake, Frisco, and Prosper, the newest luxury homes on the market in the areas I serve.
The most established luxury market in North Texas. Grand estates on wooded lots, architect designed homes, and high rise residences with skyline views, close to downtown, Love Field, and many of the city's top private schools.
The Park Cities are two small towns surrounded by Dallas, known for Highland Park ISD, Highland Park Village, and walkable streets near SMU. Inventory is tight and the best homes move quickly.
One of the most desirable suburbs in North Texas, with highly rated Carroll ISD schools, Southlake Town Square, and quick access to DFW Airport. Custom estates on generous lots sit alongside neighboring Westlake and Colleyville.
One of the deepest luxury markets in North Texas. Gated communities, golf, and a short drive to Legacy West, The Star, the PGA of America headquarters, and corporate campuses along the Dallas North Tollway.
Newer estates on larger lots, highly regarded schools, and a small town feel that keeps buyers coming north. One of the fastest growing luxury markets in North Texas.
Master planned communities with room to grow, and more new construction luxury than almost anywhere in the county. Builder incentives can make the numbers work in your favor.
Established luxury close to Legacy, the Shops at Willow Bend, and major employers. Mature trees, larger custom homes, and quick access to Dallas.
Golf, trails, and a historic downtown, with luxury options from established neighborhoods to new estates on the north side.
Country estates on an acre or more, custom builds, and room for a pool, guest house, or horses, minutes from Allen and McKinney.

Property tax, special district assessments, HOA dues, insurance, and the age of major systems compared side by side, so two similar homes are not a guess.
Relevant sales, days on market, and price tier conditions put to work for you. Above $2M, that leverage is real right now.
Successful buyers can afford the home. The smarter question is whether the cost of owning it makes sense for what you get. In North Texas, that answer often lives outside the list price.
On a $2,000,000 home, a total tax rate difference of just 0.3% is $6,000 a year, or $60,000 over ten years. I put those numbers in front of you before you make an offer.
Luxury homes that sit get discounted. The work that prevents it happens before the listing goes live: precise pricing, flawless presentation, and marketing aimed at the buyers most likely to want your home.

The Institute for Luxury Home Marketing defines luxury as the top 10% of each local market, recently about $750,000 in the city of Dallas and about $550,000 in the northern suburbs. Most buyers and sellers think of luxury as $1 million and up, which is where I focus, with $2 million and above often behaving as a separate market.
In the latest Institute data, the city of Dallas was a seller's market for luxury homes, with a 22% sales ratio and a median of 30 days on market. The northern suburbs were balanced at 15% for homes over $1 million, and homes over $2 million there were a buyer's market at about 5%.
Within the city of Dallas, Preston Hollow and the neighborhoods north of downtown carry the most luxury listings. In the suburbs, as of October 2026, Frisco and Prosper had the most active listings over $1 million, followed by Southlake, Celina, the Park Cities, Plano, and McKinney.
A jumbo loan applies when the loan amount, not the price, is above the 2026 conforming limit of $832,750 in the Dallas Fort Worth area. With 20% down, a purchase up to about $1.04 million can still use a conforming loan. Above that, jumbo terms, reserves, and lender choice matter a lot, which is why I shop 280+ wholesale lenders.
Many buyers who could pay cash still finance to keep their capital invested and liquid. A fully underwritten approval can also negotiate as well as cash without revealing your net worth. The right answer depends on your tax and investment picture, so I coordinate with your CPA or financial advisor.
Showings are by appointment for verified buyers only, your personal information stays out of the marketing, and you can start with a Coming Soon period or a limited launch. Confidentiality agreements are available when needed.
