Lucas is a small Collin County city of about 8,900 people on the western shore of Lake Lavon, bordered by Allen, Fairview, Parker, and Wylie. It was incorporated in 1959, and it has kept a quiet, country feel while the cities around it filled in.
Zoning is the reason. Most of Lucas is zoned for one acre or more, apartments aren't built by right, and the mayor said in 2025 that the city is almost fully built out. That means homes on real land, mature trees, room for a pool, a shop, or horses, and limited new supply.
Lucas has 92% owner-occupancy and a median household income of about $221,000. Most homes feed into Lovejoy ISD, one of the top-rated districts in Texas.

About 11 miles to Plano, 5 to 10 minutes to Allen shopping, and about 30 miles (roughly 39 minutes) to downtown Dallas in normal traffic. US-75 is a short drive west.
R1 requires 1 acre, R1.5 requires 1.5 acres, R2 requires 2 acres, and Estate Development lots average 4 acres. Older planned developments, like Brockdale Estates, have smaller lots.
Lucas launched its own police department on Oct 1, 2026. A Tom Thumb-anchored center is planned at Parker Rd and FM 1378, and West Lucas Road is being widened to four lanes.

One-acre minimums across most of the city mean mature trees, long driveways, and room for a pool, a workshop, or horses, minutes from Allen and Plano.
Lucas values are roughly flat year over year at about $1.05M to $1.2M, while competition has cooled. Homes sell for about 94% of list price, and about half of listings have taken a price cut, which gives buyers room to negotiate on price, repairs, and closing costs.
