New construction homes in Dallas Fort Worth with builder incentives

DFW Builder Incentives This Month: November 2026 Update

Home buyers reviewing builder incentives for a new construction home in DFW

Builder incentives in DFW can be worth tens of thousands of dollars on a new construction home, but only if they lower your total cost and not just the headline rate. This guide breaks down the four main types of home builder incentives you will see in McKinney, Frisco, Prosper, Celina, and across Collin County, shows the real math behind each one, and explains how to choose the incentive that actually helps you.

QUICK ANSWER
The best DFW builder incentive is the one that lowers your total cost over the time you plan to keep the home and the loan. A permanent rate buydown usually wins if you will stay five years or more. A closing cost credit wins if cash is tight. A price reduction wins if you value lower property taxes and a smaller loan balance.

WHY THESE OFFERS MATTER RIGHT NOW
Freddie Mac’s average 30 year fixed rate was 7.32% for the week of October 22, 2026. A builder rate of 3.99% to 5.99% sits 1.3 to 3.3 points below that, which is why a buydown is often worth more than a price cut this month. Zonda reports that 82% of new home communities nationwide advertised incentives on quick move in homes in September 2026.

A few cautions before you chase the lowest number. APRs above are the builders’ own examples and assume a specific loan amount, credit score, and down payment. A 2/1 or 3/2/1 buydown and an ARM teaser rate are not your long term rate, so compare the note rate and the APR. Builder rate offers usually require their affiliated lender. I update this table every month.

What Builder Incentives in DFW Actually Include

Most new construction incentives in Dallas Fort Worth fall into four groups. Builders mix and match them by community, by home, and by month, so the same builder can offer very different packages in McKinney and in Celina.

Incentive

What it does

Best for

Watch for

Mortgage rate incentives

A temporary or permanent rate buydown that lowers your payment

Buyers keeping the loan five years or longer

Usually tied to the builder’s preferred lender

Closing cost assistance

A builder credit toward lender fees, title, and prepaid items

Buyers who want to keep more cash in the bank

Credits are capped by loan program and actual costs

Builder price reductions

A lower contract price, most often on finished inventory homes

Buyers who want lower taxes and a smaller loan

Builders protect base prices on homes not yet built

Upgrades and promotions

Design center credits, included upgrades, and seasonal events

Buyers building from the ground up

Only valuable if you would have paid for those upgrades

1. Mortgage Rate Incentives: Temporary and Permanent Buydowns

A rate buydown is money the builder pays to the lender so your interest rate, and your payment, comes down. It is the most advertised new construction incentive in DFW, and the one that needs the closest look.

  • Temporary buydown. A 2/1 buydown lowers the rate by 2 points in year one and 1 point in year two, then returns to the full note rate. It softens the first two years but does not change the long term payment.

  • Permanent buydown. The builder buys discount points that lower your rate for the life of the loan. This is usually the stronger choice if you expect to keep the loan for several years.

  • Builder rate programs. Some builders advertise a special fixed rate on select homes through their preferred lender. Compare the APR and fees on the Loan Estimate, not just the rate on the flyer.

2. Closing Cost Assistance

Closing cost assistance is a credit from the builder toward lender fees, title charges, escrow deposits, and prepaid taxes and insurance. On a typical Collin County purchase, that can cut the cash you need at closing by thousands of dollars.

  • Credits cannot exceed your actual closing costs, so a large credit on a small loan can leave money unused.

  • Conventional, FHA, and VA loans each cap how much a seller can contribute, so the program you choose matters.

  • If you have plenty of cash, the same dollars may do more as a rate buydown or a price reduction.

3. Builder Price Reductions on Quick Move In Homes

Builders protect their base prices because every sale sets a comparable for the rest of the community. Where they do move on price is finished inventory and quick move in homes, which the builder is carrying every month they sit unsold.

  • A lower price reduces your loan balance, your monthly payment, and your annual property taxes.

  • Quick move in homes can often close in 30 to 60 days, which helps if you are relocating or selling another home.

  • End of quarter and end of year are common times for builders to push inventory with deeper discounts.

4. Design Center Upgrades and Seasonal Promotions

Design center credits and included upgrades add value without changing the advertised price. They make the most sense when you are building from the ground up and would have paid for those finishes anyway.

  • Ask for an itemized list of what is included so you can compare it with other builders.

  • Upgrades that do not show up in comparable sales may not raise the appraised value.

  • Seasonal events often stack a design credit with a rate or closing cost incentive, so ask what can be combined.

The Math: One $20,000 Incentive, Three Different Results

Here is how the same $20,000 incentive plays out on a $500,000 new construction home with 10% down and a 30 year fixed loan at 6.5%. These are illustrative numbers for principal and interest only.

Option

Monthly principal and interest

What changes

No incentive

$2,844

Baseline at 6.5% on a $450,000 loan

$20,000 price reduction

$2,731

About $114 a month less, a smaller loan, and lower property taxes

$20,000 permanent buydown

$2,524

About $321 a month less for the life of the loan

$20,000 closing cost credit

$2,844

No payment change, $20,000 less cash at closing

2/1 temporary buydown (about $10,242)

$2,280 then $2,555

Lower payments in years one and two, then $2,844

WHAT THE NUMBERS SAY
Compared with taking the $20,000 as a closing credit, the permanent buydown saves about $321 a month and pays back in roughly 62 months, a little over five years. If you expect to sell or refinance sooner, the closing credit or price reduction may be the better incentive.

Assumptions: about 0.25% rate reduction per discount point, which varies by lender, loan program, and day. Payments exclude taxes, insurance, HOA dues, and mortgage insurance. This is an example, not a loan offer.

Builder’s Preferred Lender vs Your Own Lender

The largest builder incentives are usually tied to the builder’s preferred lender. That can still be a great deal, but it is not automatically the best one. Builders cannot require you to use their lender, so the smart move is to compare.

  • Get a Loan Estimate from the builder’s lender and from at least one independent lender on the same day.

  • Compare the rate, the APR, lender fees, and the value of every incentive you would give up.

  • As a REALTOR® and licensed loan officer, PJ Zaji can shop more than 280 wholesale lenders to see whether an outside loan beats the builder package.

Where to Find the Best New Construction Incentives in DFW

Incentives are usually strongest where builders have the most inventory to move. In Collin County that often means newer master planned communities in McKinney, Frisco, Prosper, Celina, Melissa, Anna, and Princeton. Communities such as Painted Tree and Aster Park feature several builders competing side by side.

  • Finished inventory and quick move in homes carry the most negotiating room.

  • New phases and grand openings often launch with introductory pricing or design credits.

  • Incentives change monthly, so verify current offers directly with the builder before you commit.

Builder Incentive Checklist Before You Sign

  1. Register your agent before your first visit to the model home.

  2. Get the incentive in writing, including the dollar amount and expiration date.

  3. Ask whether the incentive requires the builder’s preferred lender or title company.

  4. Request Loan Estimates from the builder’s lender and an outside lender.

  5. Confirm the property tax rate, including any MUD or PID assessment.

  6. Ask which incentives can be combined and which are either or.

  7. Plan independent inspections before drywall and before closing.

  8. Line up your rate lock with the expected completion date.

Common Mistakes With DFW Builder Incentives

  • Visiting the model home alone. The on site sales team works for the builder, and many builders require your agent to be registered on your first visit.

  • Chasing the lowest advertised rate. A low rate with high fees, or one that only lasts two years, can cost more than a smaller permanent buydown.

  • Spending the incentive on finishes. Upgrades feel good on move in day, but a lower payment or more cash in the bank often does more for you.

  • Ignoring taxes and HOA dues. Two homes at the same price can have very different monthly costs once MUD, PID, and HOA charges are added.

Builder Incentives FAQ

Can I negotiate builder incentives?

Often, yes. Builders rarely cut base prices on homes that are not built yet, but they frequently increase closing cost help, rate buydowns, or design credits, especially on finished inventory homes.

Do I have to use the builder’s lender to get incentives?

No builder can require you to use its lender, but the biggest incentives are usually tied to the preferred lender. Compare both Loan Estimates before deciding.

Can I combine more than one incentive?

Many builders let you split a flex cash amount between closing costs, a rate buydown, and upgrades. Ask for the options in writing so you can compare them side by side.

When are new construction incentives the largest?

Incentives tend to be strongest on quick move in homes, near the end of a quarter or year, and when a community has more finished inventory than buyers.

Do I need a real estate agent to get builder incentives?

You do not need one to qualify, but your own agent helps you compare builders, negotiate the package, review the builder contract, and protect you at the final walkthrough, usually at no extra cost to you when the builder cooperates with buyer agents.
