Listing data from NTREIS via IDX Broker. Many builder spec homes and incentives never hit the MLS; ask PJ for the full list.
Tell PJ your budget, school district, and must-haves. You'll get a short list of Celina homes that fit, the incentives each builder is offering right now, and your real monthly payment with taxes and PID included.
Celina grew from 16,739 people in 2020 to 64,427 in 2025. The U.S. Census Bureau ranked it the No. 1 fastest-growing city in the country with 20,000+ residents, and it's planned for roughly 380,000 people at buildout.
The draw is land. Celina sits directly north of Prosper and Frisco along Preston Road (SH 289), where builders can still offer new homes, bigger amenity packages, and lower prices than the established suburbs to the south. The Dallas North Tollway extension (expected late 2027) and the new Outer Loop link to US 75 make the commute easier every year.
The center of town is still a real small-town square with brick streets, local restaurants, and events like Cajun Fest, the Friday Night Market, and Christmas on the Square.

About 40 miles north of Dallas and 37 miles from DFW Airport. Frisco is 20–30 minutes away and McKinney is 25–35. Mostly Collin County, with a small part in Denton County.
Median household income is about $171,000 and 93% of homes are owner-occupied. Top inbound searches come from Los Angeles, Seattle, Chicago, New York, and San Francisco.
Methodist Celina hospital (2025), Walmart and the Shawnee Trail development (2026), the 100-acre Wilson Creek Park, and a planned H-E-B in Legacy Hills.

Brick streets, Friday night lights, and a downtown that still hosts the whole town, surrounded by some of the newest communities in North Texas.
Right now Celina leans toward buyers. Prices have come down, homes take about three months to sell, and builders are competing with rate buydowns, closing-cost credits, and design allowances.
Sources: Redfin (Aug 2026), Zillow (Sept–Oct 2026). Figures cover the City of Celina; builder inventory not on the MLS isn't included.
Use the leverage. Spec homes that have been finished for 60+ days usually carry the deepest discounts, and a builder's rate buydown can be worth more than a price cut, or less, depending on how long you'll keep the loan. PJ runs both scenarios side by side before you sign.
You're competing with builders offering incentives on brand-new homes. Pricing right from day one, offering your own rate buydown, and highlighting what a new home doesn't have yet (mature trees, finished fences, window treatments) matter more than ever. Ask PJ for a Celina home value.
Price, school district, and tax district (PID or MUD) change your monthly payment the most. Here's how Celina's master-planned communities compare.

Most Celina communities are built around amenity centers. Light Farms has an 11-acre beach lake, Mustang Lakes has 14 lakes and 18 miles of trails, and Legacy Hills is planning seven amenity centers.
Every Celina home pays the base rate. Many newer neighborhoods add a PID or MUD on top, which is why two homes at the same price can have very different payments.

The friendly person in the model home works for the builder. Their job is to sell at the highest price with the fewest concessions. Your agent's job is the opposite.
Estimate only, not a loan offer. Uses the 2026 base tax rate before exemptions; add your PID or MUD. Insurance assumes 0.6% of price per year; mortgage insurance isn't included. Rates change daily.

The historic square hosts Cajun Fest, Splash & Blast, the Friday Night Market, Oktoberfest, Beware! of the Square, and Christmas on the Square.

Old Celina Park, Founders Station Park, and the 100-acre Wilson Creek Park, plus trails in every master plan.

Bigger lots and covered patios for less than Prosper or Frisco.
Rated B by the state for five straight years, with about 6,350 students. Voters approved a $2.295 billion bond in May 2025 for 10 new campuses, including a second high school around 2029–31.
Serves south Celina, including Light Farms, Mustang Lakes, Sutton Fields, Creeks of Legacy, and part of Lilyana. Boundaries were redrawn for 2026–27, so verify each address.
Methodist Celina Medical Center opened in 2025. Walmart anchors Shawnee Trail at Preston and the Outer Loop, with Prosper and Frisco retail 15–30 minutes south.
Preston Road (SH 289) is the main north-south route. The Dallas North Tollway extension to FM 428 is expected in late 2027, and the Outer Loop now connects Celina to US 75.

Call or text PJFor many buyers, yes. Celina is the fastest-growing city in the U.S. among cities over 20,000 people (Census, 2025 estimates), with a historic downtown square, master-planned communities, a new hospital, and Celina ISD and Prosper ISD schools. The trade-offs are a higher tax rate and a longer drive to Dallas.
The median sale price was about $502,500 in August 2026 (Redfin), down about 8.6% from a year earlier. Zillow's typical home value was about $514,000 and the median list price was about $562,000 in September 2026. New homes start in the low $300s and luxury homes in Mustang Lakes reach $3.5M+.
The 2026 base rate is about 2.01%: City of Celina 0.5717, Celina ISD 1.2088, Collin County 0.1514, and Collin College 0.0812 per $100 of value. Many newer communities add a PID assessment, and Light Farms is in a MUD that brings its total to about 2.33%.
Many new communities do. The City of Celina lists 27 public improvement districts (PIDs), which are flat yearly charges by lot size, often about $2,700 to $6,500 a year. Light Farms sits in Collin County MUD No. 1 at $0.89 per $100, outside city limits, so it pays no city tax.
Most of Celina is in Celina ISD, rated B by the state for five straight years. South Celina, including Light Farms, Mustang Lakes, Sutton Fields, Creeks of Legacy, and part of Lilyana, is in Prosper ISD. Boundaries change as new schools open, so verify by address.
Celina is mostly in Collin County, with a small western portion in Denton County. Most addresses use ZIP code 75009, while several south Celina neighborhoods use Prosper's 75078 ZIP.
Yes. Prices were down about 9% year over year as of August 2026, largely because of heavy new-construction supply. Homes took a median of 87 days to sell, sold for about 96.6% of list price, and about half of listings had a price cut.
The North Texas Tollway Authority expects the extension from US 380 to FM 428 to open in late 2027. The Collin County Outer Loop link from Celina to US 75 opened in November 2025.
Celina is about 40 miles north of downtown Dallas, usually a 50 to 65 minute drive. DFW Airport is about 37 miles, roughly 45 minutes. Frisco is about 20 to 30 minutes and McKinney about 25 to 35 minutes.
Methodist Celina Medical Center, a full-service hospital with an ER and labor and delivery, opened in March 2025. Walmart opened in April 2026. H-E-B owns a 21-acre site in Legacy Hills but has not announced an opening date.
Buyers most often compare Mustang Lakes, Light Farms, Cambridge Crossing, Legacy Hills (including Del Webb for 55+), The Parks at Wilson Creek, Lilyana, and the new Ramble community. The right one depends on your budget, school district, and how you feel about PID or MUD costs.
You don't have to, but the builder's sales team represents the builder. Builders usually pay the buyer's agent, and most require your agent to be registered on your first visit, so bring your agent from the start.
