Exemptions and special districts

  • Homestead: School districts exempt $140,000 of a primary home's value for the 2026 tax year. The City of Dallas adds a 20% homestead exemption. File with the appraisal district.
  • Over 65 or disabled: Qualifying owners get an extra school exemption and a school tax ceiling. The City of Dallas also offers its own over-65 and disabled exemption.
  • Appraisal cap: Once homesteaded, taxable value can rise no more than 10% a year. Protest with Dallas CAD, or Collin or Denton CAD for far north parcels.

What is the median home price in Dallas, TX?

Redfin reported a median sale price of $449,736 for the city of Dallas in September 2026, up 3.4% from a year earlier. Neighborhood medians range from about $285K in Oak Cliff to over $2M in Preston Hollow.

Is Dallas a good place to buy a home?

It depends on what you want. Dallas has walkable condo districts, historic neighborhoods, and suburban-style areas in one city. In exchange, taxes run higher than in some suburbs, and school quality varies by address. A clear budget and school priority make the search easier.

Is it a good time to buy in Dallas?

Conditions are balanced. Homes sold in a median 53 days at about 96.8% of list price in September 2026, and about 40% of listings had a price cut. That gives buyers room to ask for credits or a lower price.

What are property taxes in Dallas?

Most Dallas homes pay about 2.26% before exemptions across Dallas ISD, the City, Dallas County, Parkland, and Dallas College. Richardson ISD areas run about 2.37%. On a $450,000 home, that is roughly $10,000 a year before the homestead exemption.

Which school districts serve Dallas?

Dallas ISD serves most of the city. Lake Highlands and parts of north Dallas are in Richardson ISD, and far north Dallas in Collin County is Plano ISD. Carrollton-Farmers Branch and other districts serve smaller areas. Always verify by address.

How are Dallas ISD schools rated?

Dallas ISD earned an 83 in its most recent TEA ratings, which falls in the B range. That is up from 79 the year before. Over 70% of its campuses earned a B or better, and ratings still vary widely by campus.

Is Highland Park part of Dallas?

No. Highland Park and University Park are separate towns surrounded by Dallas, with their own city governments and Highland Park ISD. The 75205 ZIP had a median near $2.5M in August 2026. They are not included in Dallas city figures.

Do Dallas homes have MUD or PID taxes?

MUDs are rare inside Dallas city limits. Some areas, such as Uptown and Lake Highlands, have public improvement districts that add an assessment to the tax bill. Check the tax certificate on any home before you close.

What are the most popular Dallas neighborhoods?

Buyers search Preston Hollow, Uptown, Lake Highlands, the M Streets, Lakewood, Bishop Arts, Far North Dallas, Kessler Park, and Bluffview most often. Each has a very different price point and housing style.

How long is the commute from Dallas neighborhoods?

Most close-in neighborhoods are within 20 minutes of downtown off-peak. Census data shows a 25.7-minute average commute for Dallas residents. DART light rail serves downtown, Uptown, Lake Highlands, and Oak Cliff.

Is there new construction in Dallas?

Dallas has little greenfield land, so new homes are mostly infill builds on older lots, townhomes, and condos. You will see this in the M Streets, Lakewood, Oak Cliff, and near Uptown. Large master-planned communities are mostly in the northern suburbs.

Will the Dallas County tax rate change?

Dallas County adopted a 2026 rate of $0.2487 per $100, up from $0.2155. Because of the size of the increase, voters decide on it in a November 3, 2026 election. If it fails, the rate rolls back.
