Sachse is mostly residential. Most people commute out to jobs along the Bush Turnpike, US-75, and in Dallas, with an average commute of about 30 minutes. Sachse has little office space of its own. Residents reach Richardson, Plano, and Dallas job centers by the Bush Turnpike, and Census data puts the average commute at 29.5 minutes.
Most growth now comes from road work and infill. Bond 2021 projects include Sachse Road Phase 2, West Creek, and Williford Road, and the city has a service center in design.

The south side of Sachse is in Dallas County and Garland ISD. The north and east sides are in Collin County and Wylie ISD. The same price can carry a different tax bill depending on the side.

Heritage Park, a 34-acre city park on Hudson Drive, hosts community events. The Michael J. Felix Community Center and the Sachse Public Library run year-round programs.

Woodbridge is built around a golf club on the north side of town. Lake Ray Hubbard and its shoreline parks are a short drive southeast.

The Station district near SH 78 adds newer retail close to home. Firewheel Town Center, about a mile south, covers bigger shopping and restaurants.

Garland ISD runs a district-wide Choice of School program, so families can apply to campuses and magnet programs beyond their zoned school. Confirm application windows with the district each year.

Call or text PJRedfin reported a median sale price of $429,795 in September 2026, down 3.4% from a year earlier. The middle half of recent sales ran from about $385,000 to $550,000. Woodbridge and the larger custom-style homes sit above the median.
For many buyers, yes. Sachse is quiet and mostly residential, with 85% owner-occupancy, a median household income of $131,808, and quick Bush Turnpike access. The trade-offs are higher taxes on the Dallas County side and little new construction.
Two districts serve Sachse. Dallas County addresses are generally in Garland ISD, which scored 86 in 2026 and rates Sachse High an A. Collin County addresses, including Woodbridge, are generally in Wylie ISD, rated A in 2025. Verify by address.
On the Dallas County side with Garland ISD, the 2026 combined rate is about 2.36% before exemptions. On the Collin County side with Wylie ISD, it is about 2.06–2.10%. A $140,000 school homestead exemption lowers the bill noticeably.
Most Sachse homes are in established subdivisions inside city limits, and no MUD-heavy communities like those in the outer suburbs turned up. Still, check the tax certificate and title commitment for any district or assessment before closing.
Both. The southern part of Sachse is in Dallas County and the northern and eastern parts are in Collin County. The county sets the county, college, and hospital taxes, and generally the school district too.
Downtown Dallas is about 30 minutes off-peak by the Bush Turnpike or SH 78. Richardson and Plano job centers are similar or closer. Census data puts the average Sachse commute at 29.5 minutes.
Very little. Sachse is largely built out, and current new-home communities nearby are mostly in Wylie, Rowlett, and Royse City. In Sachse, newer options are resales in The Station and infill or custom lots in areas like Sable Hills.
Buyers have more leverage than last year. The median price is down 3.4%, homes take about 46 days to sell, and 47% of listings have had a price cut. Updated homes in popular areas can still sell near or above list.
Some do. Redfin data shows 13.3% of September 2026 sales closed above list, while the average closed at about 98.1% of list price. Pricing, condition, and the neighborhood make the difference.
Sachse is not a DART member city, so there is no local DART bus or rail. Most residents drive. The nearest DART service is in Garland.
Conventional loans with 3–10% down are common at Sachse prices. FHA and VA also fit many homes. With frequent price cuts, a seller-paid rate buydown can lower the payment more than a similar price reduction.
