Why buyers choose Richardson, TX

Richardson covers about 28.7 square miles. Roughly 18 square miles are in Dallas County and 9 are in Collin County. The city sits directly north of Dallas along US 75, about 15 miles from downtown, with Plano to the north and Garland to the east.

The city grew up around the Telecom Corridor and still hosts more than 500 technology companies. AT&T, Blue Cross and Blue Shield of Texas, Raytheon, Cisco, and Lennox all have a presence here. UT Dallas, an R1 research university with about 30,000 students, anchors the northwest side. Much of the housing is older single-family stock rather than new construction.

The median household income is $98,111, and 57% of adults hold a bachelor's degree. The Dallas County side is served by Richardson ISD and the Collin County side by Plano ISD. Both districts earned a B from TEA for 2025-26, so check zoning by address.

Exemptions and special districts

  • Homestead: File with DCAD or the Collin CAD for your primary home. School taxes exclude the first $140,000 of value, and the county and city offer their own exemptions.
  • Over 65 or disabled: School districts exclude an extra $60,000 and freeze your school tax at its level when you qualify. Check the city and county for added senior exemptions.
  • 10% cap: A homestead's taxable value can't rise more than 10% a year. The cap starts the year after your homestead exemption takes effect, not at purchase.

How to win the right Richardson home in this market

Richardson is an older suburb, so condition, updates, and school zoning drive value more than builder incentives do. Each street and each county line matters.

  1. Pick a county and ISD firstThe Dallas County side is Richardson ISD at about 2.24%. The Collin County side is Plano ISD at about 1.81%.
  2. Get fully pre-approvedWell-priced homes go pending in about a month. A full underwrite lets you move quickly on the right listing.
  3. Budget for older systemsMany homes date from the 1960s to 1980s. Check the foundation, sewer line, roof age, and electrical panel before you commit.
  4. Target stale listingsAbout 42% of listings have taken a price cut. Homes with long market times can leave room for credits or rate buydowns.
  5. Check the tax certificateConfirm the actual rates, any special assessments, and the current exemptions so the payment estimate matches reality.

Redfin reported a median sale price of $480,000 for August 2026, up 0.6% from a year earlier. MetroTex reported $460,000 for the same month using a narrower count. ZIP 75082 runs higher, and 75081 runs lower.

Is Richardson a good place to live?

Richardson offers a short commute to Dallas and Plano, DART rail, UT Dallas, and established neighborhoods with mature trees. The trade-offs are older housing stock, limited new construction, and higher taxes on the Dallas County side.

Which school districts serve Richardson?

Richardson ISD serves the Dallas County portion, and Plano ISD serves the Collin County portion. TEA rated both districts a B for 2025-26, with scores of 83 and 85. Always verify zoning by address.

What is the property tax rate in Richardson?

For 2026, the Dallas County side with Richardson ISD totals about 2.24% before exemptions. The Collin County side with Plano ISD totals about 1.81%. The city rate is 0.54218 per $100, unchanged from last year.

Why might my Richardson tax rate change after November 2026?

Dallas County adopted a rate that includes 2.4 cents for homelessness projects, which voters will decide on Nov 3, 2026. If that part fails, the Dallas County side total would fall to about 2.22%.

Are there MUD or PID taxes in Richardson?

Richardson is largely built out, so the MUD districts common in newer Collin County areas are not typical here. Some infill or mixed-use projects can carry special assessments, so check the tax certificate and title commitment.

How long is the commute from Richardson to Dallas?

Downtown Dallas is about 15 miles south on US 75, usually 20–25 minutes off-peak and longer at rush hour. DART light rail runs through the city to downtown.

Yes. The DART Silver Line opened in October 2025 and runs from the UT Dallas station to DFW Airport Terminal B. It also connects to TEXRail and the Orange Line.

Is there new construction in Richardson?

Most new homes are custom rebuilds in established areas like Canyon Creek or infill and mixed-use projects. Large master-planned communities are mostly in Collin County cities farther north.

Is now a good time to buy in Richardson?

Prices are about flat year over year, sales are down 11%, and 41.7% of listings have cut their price. That gives prepared buyers leverage on listings that have sat, while updated homes still sell near list.

Which Richardson neighborhoods cost the least?

Recent Redfin medians put Berkner Park near $365,000 and Richardson Heights, Yale Park, and Northrich near $413,000 to $415,000. Canyon Creek runs near $635,000.
