Trinity Falls sits along the East Fork of the Trinity River in north McKinney, a few minutes west of US 75. Construction started in 2013, the first homes closed around 2014, and Johnson Development has run the community since 2016. The plan covers about 2,000 acres and roughly 5,000 homes, so building will continue for years.
The draw is space and amenities at a price below south McKinney. More than 450 acres are set aside as open space, including the 350 acre B.B. Owen Park, and about 20 miles of trails run through the neighborhoods. Two amenity centers, a lifestyle team, and neighborhood retail make it feel like a small town of its own.
Buyers have a lot of choice. Resales from the first phases sit next to brand new homes on 35 to 60 ft lots, Chesmar is pre selling courtyard homes, and Del Webb offers a 55+ neighborhood with its own clubhouse. That mix is why Trinity Falls had more sales than any other McKinney community on this site in the last year.
The trade off is the tax bill. Trinity Falls is outside the City of McKinney tax roll and inside a municipal utility district, so the 2025 rate is about 2.32 percent instead of the roughly 1.75 to 1.85 percent common elsewhere in McKinney ISD. PJ prices that into every payment before you pick a plan.

B.B. Owen Park, fishing piers, disc golf, a dog park, and about 20 miles of trails.

The Club and The Lodge, with pools, fitness, co working space, and pickleball.

Del Webb is advertising $20,000 to $35,000 in savings on move in ready homes, and other Trinity Falls builders run rate buydowns and closing cost credits. With a MUD tax in the payment, a lower rate is not always better than a lower price. PJ runs both so you see the real monthly number.

Call or text PJTrinity Falls has McKinney addresses and McKinney water service, but the City of McKinney says it is not in the city tax jurisdiction. Instead of the city rate of about $0.41 per $100, owners pay McKinney MUD No. 1 ($0.9847 per $100 for 2025) or MUD No. 2 in part of the community.
For 2025 in the MUD No. 1 area the total is about 2.32 percent: McKinney ISD 1.1043, Collin County 0.1493, Collin College 0.0812, and MUD No. 1 0.9847. On a $555,000 home that is about $12,874 a year before exemptions, or roughly $11,300 with the $140,000 school homestead exemption. MUD No. 2 sections run a little higher.
Resale listings in 2026 show $393 per quarter, about $1,572 a year, for use of the pools, clubhouses, and common areas. Some new build sections show about $1,500 a year, and Del Webb owners pay more for their own 55+ amenity center. Confirm the current amount on the resale certificate.
