What it is like to live in Westridge

Westridge, written WestRidge on the deed restrictions, is a master planned community in west McKinney on the Frisco and Prosper side of town. It runs roughly from Eldorado Parkway north toward US 380, between Independence Parkway and Custer Road, with Westridge Boulevard as its spine.

The first plats were recorded in 2003, and most sections were finished by 2020. That makes Westridge one of the better values in this part of Collin County: established trees, a public golf course, a water park style amenity center, and no MUD or PID, at a median sold price of $436,000.

The community is a group of sections, each with its own sub association, under the WestRidge Residential Association. Winsor Meadows, Eagles Nest, and the Fairways are the original single family areas. The Heights, the Reserve, Valor Pointe, and the Highlands came later, and D.R. Horton is now selling townhomes at the north end.

The detail that matters most is the school district. Older southern sections feed Frisco ISD, and newer northern sections feed Prosper ISD, which also changes the tax rate by about 0.19 percent. PJ checks the zoning and the tax bill on every address before you tour.

Compare Ridgeline Builders and Available Homes

Ridgeline offers new construction in McKinney with different builder collections. A community name does not tell you which features are included in a particular home. Compare lot dimensions, the final floor plan, standard finishes, upgrade costs and closing dates before deciding.

Ridgeline Without PID or MUD: Compare the Full Cost

Grand Homes advertises Ridgeline with no PID or MUD tax. Verify the individual property’s tax entities and title disclosures. Regular property taxes, insurance and HOA dues still apply. On a new build, ask for an estimate based on the completed home rather than the vacant lot.

What does the incentive actually cover?

Ask for written terms, eligible homes, lender requirements and closing deadlines. A temporary rate buydown, permanent rate reduction, closing-cost credit and price reduction affect your budget differently. Compare the lender’s Loan Estimate and total cash to close.

What is open today?

Ask the builder to identify operating amenities separately from planned amenities. Confirm school attendance boundaries for the home’s address directly with the school district.

Which features are included?

The home features pictured above are examples. Finishes, appliances, security systems, landscaping and outdoor features vary by builder and property. Use the written specifications for the home you are buying.
